Capital expenditure walks and physical asset evaluations
Know the true condition of your property before the next budget cycle. Joseph walks the property, documents what he finds with photographs, and delivers a report that shows what needs attention now, what is coming soon, and when major projects are likely to be needed.
The report
Photographs of each area inspected
Current deficiencies, documented and described
Potential needs in the immediate future
Projected timelines for major projects
Timelines can be identified for exterior painting, caulking, concrete and asphalt repair, drainage improvements, and anything else contributing to deterioration of the asset.
Overall physical asset evaluations and troubleshooting
Beyond the scheduled walk, Joseph inspects and troubleshoots the building envelope, grounds, drainage, and mechanical systems when something is not performing as it should.
Scope creation and vendor procurement
When the report identifies work, Joseph can write the scope and manage vendor bids for you. This is available on an hourly basis, separate from the walk. Rates provided on request.
Lender repair management
When a lender requires repairs, Joseph can manage them to completion. He reads the lender's repair requirements, writes the scopes, brings in and oversees vendors, and documents the completed work so you can satisfy the lender and keep the property on schedule. Available on an hourly basis.
NSPIRE (REAC) inspection prep and mock inspections
Be ready for the inspection before it happens. Joseph performs mock inspections to the NSPIRE standard, documents deficiencies with photographs, and gives you a prioritized list of what to correct. He can also train your onsite team to inspect and correct issues themselves.
Due Diligence walks
Considering an acquisition? Joseph evaluates the physical condition of the property and its systems before you close, so the capital needs are known up front.
Who this is for: asset managers, owners, small landlords, and investors, from a single building to a portfolio.
Reports document observed conditions and are not an engineering or licensed inspection certification.
